Crystal City as a neighborhood has not necessarily been a “hot” place to live in Arlington in the time I’ve been a Realtor, since 2004. Many people think of it as all the generic high rises you pass on the way to National Airport and Costco. Those who are “in the know,” love it for its great selection of restaurants like Jaleo or Kora, or enjoy the kitschy shops along 23rd Street. And there is even a “gentlemens'” club there with the innocent name of Crystal City Restaurant ( what? in provincial Arlington?! NO!).
However, the overall 22202 zip code is a pretty sought after place as it enjoys two metro stops (Crystal City and Pentagon City) Pentagon Row and Pentagon City Mall, proximity to DC and Old Town Alexandria, and a walkability to ships and restaurants.
The housing inventory consist of a lot of dated high-rise condo buildings with the astronomical fees, some as high as 1000+ a month, and then single-family homes which are pretty expensive. The median price for a single-family home in the 22202 ZIP Code for October was $765,000. Condos and townhouses are $425,000. It currently has 2ish months of inventory, which makes it a sellers’ market.
