We’re halfway through 2026, which makes this a good moment to step back and look at what’s actually happening in the North and South Arlington real estate market — not just the headlines, but the numbers behind them.
Arlington Market Snapshot: January–June 2026
Arlington home sales and prices trended higher year-over-year during the first half of 2026. A total of 1,169 residential properties closed between January 1 and June 30, up 1.3% from the 1,154 transactions closed over the same period in 2025.
The average sales price rose 5.7% year-over-year to $968,102, and the price per square foot climbed to $512, up from $507 the year before. June alone told a slightly different story: 222 transactions closed that month, a 9% drop from 244 closings in June 2025 — a reminder that even in a market trending up overall, individual months can soften.
Mortgage rates have stayed in the 6.5% range for most of the year, and higher-income and repeat buyers have continued to drive activity, while moderate-income and first-time buyers have felt more of the pressure. Listing activity picked up as the year went on, and that additional inventory has helped bring more buyers off the sidelines.
The takeaway: Arlington remains a resilient, higher-end-driven market. Prices are up, average sale prices are up, and buyers who are ready and able to compete are still finding success — but the market isn’t moving at the same pace every month, and timing still matters.
